Opening your workspace…

For commercial real estate brokers

Stop calling the front desk. Call the person who signs the lease.

Coconut Wireless maps 16 million+ U.S. businesses to the buildings they occupy, finds the decision makers inside, with work emails and direct phone numbers, and sends them to your own CRM, tagged and ready to call, text and email.

The problem

Prospecting tenants shouldn't feel like a second job.

Most brokers spend their week finding people to call instead of calling them. Here's the trade.

The old way

  • Drive buildings and copy names off lobby directories
  • Guess who handles real estate at each company
  • Call the main line and get stopped at the front desk
  • Buy a list, paste it into a spreadsheet, hope it's current
  • Juggle a data tool, a spreadsheet, a CRM and a dialer

The Coconut way

  • Search a city, ZIP or address and see every business on the map
  • One click shows who decides: real estate, facilities, site leaders, executives
  • Work emails and direct phone numbers, not info@ and the main line
  • Generated and spam listings screened out before you see them
  • One login for the map, your contacts, your CRM and your dialer

Why it works

Bigger prize. Better odds. Less waiting. Less work.

Every part of Coconut Wireless is built to move one of those four levers, the four that decide whether prospecting is worth your time.

Bigger prize

See every tenant in your market

16 million+ businesses on the map, pinned to the building they occupy, in all 50 states and DC. Know who's inside before you walk in.

Better odds

Reach the person who decides

Decision makers ranked by role, with work emails and direct phone numbers. Stop pitching the receptionist.

Less waiting

From search to dial in minutes

Open a business and click Find decision makers. People and emails come back in one click; direct phone numbers follow within a few minutes.

Less work

One login instead of five tools

Map, contacts, CRM, dialer, email and texting in one place. Send a contact to your CRM in one click.

How it works

Three steps from a ZIP code to a conversation.

  1. 01

    Search your market

Type a city, ZIP code, state, street address or company. Narrow it by property type and by the space each business occupies.

  2. 02

    Find the decision makers

Open any business and click Find decision makers. You get the people who make the call, with work emails and direct phone numbers.

  3. 03

    Send them to Coconut CRM

Tick the contacts you want and send them. They arrive tagged by submarket, city, ZIP, property type and role, with no duplicates.

Coconut CRM, included

Find them on the map. Work them in Coconut CRM.

Every organization gets its own private Coconut CRM, set up by our team. Contacts you send from the map land there tagged and ready to call, text and email, with follow-up that runs itself.

Power dialer

Call from your browser or your phone, one contact at a time or straight down a call list.

  • Click to call any contact from your business number
  • Work a call list: press Enter and the next contact is up
  • Log every outcome: left voicemail, not interested, meeting booked
  • Leave a prerecorded voicemail when nobody answers
  • A local number with your market's area code

Email campaigns

One-to-one email from your own inbox, and campaigns from a sending domain built for volume.

  • Gmail or Outlook sync: replies land in your inbox and in the CRM
  • Bulk and automated email from your own sending domain
  • Campaigns kept apart from your everyday email, so they can't hurt it
  • Unsubscribes turn off email to that contact automatically
  • Every email saved on the contact's record

Two-way texting

Text prospects from your business number, not your cell, one at a time or as part of a campaign.

  • Replies land in Conversations and on the contact's record
  • Text steps inside automated follow-up campaigns
  • Missed-call text back when you can't pick up
  • A STOP reply opts that person out automatically
  • The same conversations in the mobile app

Automated follow-up

Build a campaign once. Start it with a tag.

Tag the contacts you want in a campaign and a workflow takes it from there: email, wait, text, then a call on your list. Set it to stop on a reply, and anyone who answers drops out.

  1. Tag added: otay mesa
  2. Send an intro email
  3. Wait 2 days
  4. Send a follow-up text
  5. Wait 3 days
  6. Add them to your call list

Stops for anyone who replies

  • One inbox for every conversation

Texts and email replies from every contact in one place, with the whole thread saved on the contact.

  • Booking calendar

Share your booking link and let prospects pick a time. It syncs with Google or Outlook and blocks your busy times.

  • Tags & Smart Lists

Contacts arrive tagged by submarket, city, ZIP, property type and role. Save any filter as a list that updates itself.

  • Deal pipelines

Track every opportunity stage by stage, from first call to signed lease.

  • Incoming calls & voicemail

Calls to your business number ring in the browser or the mobile app. Missed ones go to voicemail.

  • Mobile app

Calls, texts, email and contacts on your phone, for iPhone and Android.

Texting U.S. numbers starts once your business's carrier registration (A2P) is approved, and campaign email goes out from a sending domain you connect. Step-by-step guides in the app walk you through both.

Our promises

Rules we built into the product.

Not fine print. These are enforced in the code, for every organization.

Your contacts stay yours

Contacts your organization unlocks are shown to your team only, and your Coconut CRM is a private account no other organization can see.

No duplicates in your CRM

Same email or phone? The existing contact is updated, never copied.

Your CRM tags are never wiped

Sending a contact again only adds the tags it's missing. Everything your team added stays put.

No fake businesses

Generated and spam listings are screened out before they reach your map.

Members only

The map opens when you sign in.

Search, the map, decision makers and your CRM are for members. That's how your searches, saved contacts and pipeline stay private to your team.

FAQ

Questions brokers ask first.

Who is Coconut Wireless for?

Commercial real estate brokers and leasing teams who prospect the businesses inside buildings: tenant rep, landlord leasing, and anyone who sells to occupiers by building, submarket or ZIP.

Why do I have to sign in to search?

Contact data is licensed and your workspace is private. Signing in keeps your searches, the contacts your team unlocks and your CRM together, and keeps them away from everyone else.

What areas do you cover?

All 50 states and Washington, DC: more than 16 million businesses. Search by city, ZIP code, state, street address or company name.

Where does the data come from?

Businesses and buildings come from open map data and U.S. Census geography. Each business's website is checked against its address, and decision makers and their contact details come from leading B2B contact-data providers.

Do I need my own CRM?

No. Every organization gets its own private Coconut CRM with a power dialer, email campaigns, two-way texting, automated follow-up and a booking calendar, and our team sets it up for you. Already on HubSpot? You can connect it and send contacts there too.

Can I call prospects from Coconut?

Yes. Coconut CRM has a power dialer: click to call any contact from your business number, in your browser or the mobile app, or work a call list one contact after the next and log how each call went.

Can I run email and text campaigns?

Yes, in Coconut CRM. Build a workflow once (email, wait, text, then a call on your list), set it to stop when someone replies, and start it by tagging contacts. Campaign email goes out from a sending domain you connect, and texting U.S. numbers starts once your business's carrier registration (A2P) is approved. Guides in the app walk you through both.

Can I use a contact-data account I already pay for?

Yes, if you want to. An organization admin can connect your own ZoomInfo or Seamless.AI account, and Coconut uses it to fill in decision makers and phone numbers. Lookups work without one.

Can my whole team use it?

Yes. Invite teammates from the Organization page and give each a role: owners and admins run the account, members find and send contacts, viewers can look around.

How accurate is the data?

No data source is perfect, so Coconut checks: business websites are verified against the address, generated and spam listings are screened out, and decision makers are ranked by how closely their role matches the people who handle real estate.

What does it cost?

Pricing is shared on a short demo call, where we walk through your market and your team. Email us to book one.

How do I get started?

Create your account (four fields) and you're in your own workspace. A setup checklist then walks you through activating Coconut CRM, connecting your email and calendar, and sending your first lead.
